More than just a move

Why Curb Appeal Is So Important When Selling Your Home

Why is curb appeal so important when selling your home?

Buyers will first see your home on the internet and then most likely drive by before even contacting their Realtor for a showing request or attend the open house. If a home has curb appeal, that means it is attractive to the eye and inspires confidence for the buyers that your home is as well maintained on the inside.  In the case of this home I recently sold, the challenge was the house's exterior is older with a lot of character yes,  unfortunately, I knew it was going to be judged from the outside and possibly not get people inside to see how modern and lovingly updated it is.  My strategy was to ensure the outside curb appeal, said, “welcome to this well-maintained home, come inside, look around, fall in love with this home and make an offer! After my consultation with the homeowners, I shared my marketing strategy that I custom design for each home which includes how their home is going to stand out and get the buyers inside, and who we are going to market the home to. As well as providing professional staging services and photographs, a few suggestions included curb appeal tips- Remove the tree out front. I made a quick trip to the hardware store to replace the exterior light and mailbox and added some plants,( ferns, grasses, and heavenly bamboo are a few of my faves.) These easy, almost free fixes did the trick!

8 days on the market, with 5 offers all above asking and 3 subject free, the client was thrilled with the result of selling fast and for top dollar! Overlooking your home’s curb appeal when putting it on the market is a mistake, one that can be the difference of selling or not!
